Zoning News – 230 Oakwood

The ANA recently explored the site plan changes for the special use dentist office at 230 Oakwood Drive and Queen Street. Zoning Case W3668. The petitioner, Twin City Dentistry, wants to add 12 parking spaces to the existing 11. This will involve a mix of retained and removed plants and trees. They need to take advantage of code that allows them to reduce the street yard buffer from 10 to 5. The ANA is requesting that the buffer along Queen Street remain 10 feet. The following is the motion passed and submitted to Planning. The case will be heard at the October 9th Planning Board meeting.

The Ardmore Neighborhood Association recognizes the need for business zoning changes. The 230 Oakwood location is a critical gateway buffer to residential Ardmore. The previous dentist office owner, and original petitioner for the zoning change from RS9 to LOS, was a thoughtful steward of this gateway. The ANA requests that the Queen Street yard buffer be changed from 5 feet to 10 feet. The existing buffer is being preserved, so this request will not interfere with the site plan land use changes. This change is proactive to preserve a better replacement buffer should the current buffer plantings fail over time.
